How to Ace Your Rental Application in Langwarrin

Looking for a rental property can be an exhausting and stressful experience, especially if you have to rush to multiple inspections within a short time frame. However, with the following tips, you can ace your rental application and secure your dream home in Langwarrin.

Get Organized

Before you attend any inspections, make sure that you and your housemates or partner are organized. Ensure that all your details are submitted, as incomplete applications will be at the bottom of the reference checking pile. To make things easier for the agent, have all the relevant documents and answers to the application form ready. You can also complete your Snug profile before inspecting the home to make the process quicker.

Documents you typically need to submit a rental application

The documents you’ll usually be asked to provide with your rental application need to add up to at least 100 points of identification and can be made up of:

  • Primary photo ID: worth 50 points (e.g. Driver’s licence or Passport). Snug uses 256-bit security to protect your confidential information.
  • Secondary documents: worth 40 points (e.g. Birth Certificate, Citizenship Certificate, Proof of Age Card, Medicare Card, Current phone, water, gas or electricity bill).
  • Other supporting documents: worth 30 points (e.g: Government issued ID, Council Rates Notice) or worth 10 points: (e.g: Student ID card, Foreign Driver’s License or document from your current or previous employer within the last 2 years).
  • Rental history/ proof of address (e.g: Rental Receipts, Signed Lease, Utility Bill, Bank Statements, Rental Reference).
  • Employment/ Proof of Income (e.g: Payslips, Centrelink Statements, Bank Balance document, Letter of Employment, Employment Reference).

Show Enthusiasm

If you’re interested in a property, show it. Arrive on time to the inspection, introduce yourself to the agent, and ask questions about the property. Tell the agent specifically what you like about the place and when you can move in. You can stand out from other applicants by showing your enthusiasm, eagerness to move in, and genuine interest in the property, this is important especially if the agent receives a large number of applications.

Consider a Cover Letter

Consider writing a catchy and intriguing cover letter with a photo of you and your family. This document should be personable and formal while letting some of your personality shine through. This is your opportunity to explain why you are the best candidate for the property.

References

Make sure that all your personal and professional references are comfortable being a reference and that they’ll be available to receive a call from an agent. Reference letters from your past rental providers and rental ledgers are valuable documents that illustrate your reliability and consistency in paying rent on time to agents.

Pets

If you have a pet, make sure you provide your agent with all the information about your furry member of the family. Pet resumes are a great way to put your application to the top of the pile. Attach a photo and let the agent know more about the breed, temperament, and training of your pet, as well as any references from your vet or previous rental providers.

If your application is successful, make sure you’re prepared to pay the bond straight away and the first month’s rent, and you’re available to go in to sign the lease.
